We have a 2 bedroom facing the ocean and the rent was very low at 2200 monthly.

I'm glad to hear that at least it's getting taken care of. What unit/floor do you have and how much are you asking for rent? I always have people asking me about rentals.

We lost the tenant too!
The goos news is that they are taking care of the unit now and we hope that will soon be back to normal.
I am concerned though if this will happen again.
Clearly it was a valve that controls the water and cooling system that was not installed properly
I did take owner insurance too!

Thanks for that info. I also hope that this is covered under warranty! If indeed it was a faulty installation, then it should be. Our association fees are high to begin with.

The policy is with Citizens and it was about $350/yr. It covers personal property and interior finish up to $6,000 and even loss assessments of up to $3,000. This means if there is accidental damage to the building and it gets passed on to you, the insurance covers it. You can get higher limits, but I thought that would be enough for me. It also gives me the $300,000 liability in case someone gets hurt at my place and sues me.

Unit 2606 checking back in with an update on our water damage. Looks like the cause of the water damage was a valve or a coupling failure on a riser pipe that goes up from the ground to the HVAC Unit on the roof. Either the plumbing contractor did a faulty install or the equipment was defective but in any case the cost to repair apartment water damages should be the responsibility of the Sub Contractor / Equipment Insurers (100%) and not the Condo Association Insurer or the Tenant's Home Owner's Insurance.

I've not been very impressed by the way the Condo Management Group has handled this problem with Tenant to date. Their attitude is essentially it's your problem, take care of it, and if it turns out to be a Warranty Issue, then you or your insurance company can try to get back your money later on, good luck. Not acting as strong tenant advocate in this case to say the least.

These riser pipes go up through the floors in other sections of the building. The Condo Assoc is running test / evaluating to determine if there are other potential problems in these areas as well.

Under Florida Statue 718.203 Warranties.-- it states
(1) The developer shall be deemed to have granted to the purchaser of each unit an implied warranty of fitness and merchantability for the purposes or uses intended as follows:
(a) As to each unit, a warranty for 3 years commencing with the completion of the building containing the unit.
(b) As to the personal property that is transferred with, or appurtenant to, each unit, a warranty which is for the same period as that provided by the manufacturer of the personal property, commencing with the date of closing of the purchase or the date of possession of the unit, whichever is earlier.
(c) As to all other improvements for the use of unit owners, a 3-year warranty commencing with the date of completion of the improvements.
(d) As to all other personal property for the use of unit owners, a warranty which shall be the same as that provided by the manufacturer of the personal property.
(e) As to the roof and structural components of a building or other improvements and as to mechanical, electrical, and plumbing elements serving improvements or a building, except mechanical elements serving only one unit, a warranty for a period beginning with the completion of construction of each building or improvement and continuing for 3 years thereafter or 1 year after owners other than the developer obtain control of the association, whichever occurs last, but in no event more than 5 years.
(f) As to all other property which is conveyed with a unit, a warranty to the initial purchaser of each unit for a period of 1 year from the date of closing of the purchase or the date of possession, whichever occurs first.
(2) The contractor, and all subcontractors and suppliers, grant to the developer and to the purchaser of each unit implied warranties of fitness as to the work performed or materials supplied by them as follows:
(a) For a period of 3 years from the date of completion of construction of a building or improvement, a warranty as to the roof and structural components of the building or improvement and mechanical and plumbing elements serving a building or an improvement, except mechanical elements serving only one unit.

Looks like, smells like, sounds like a Warranty Issue to me. I hope the Condo Assoc can figure this out before the 3 year Warranty period is up so that all future problems / repairs / costs can be paid under Warranty keeping the Condo Association Insurance Costs Down, not to mention Owner Costs as well.

Are you hearing from anyone else on this problem???

Wow, I didn't know the severity of the problem. I also wondered if this was something that could happen again in another part of the building. I recently purchased a homeowner's insurance policy that would cover me just in case. I'm going to follow up with management on this... thanks for the info.
