ING Joins Flagstone in $600M Miami Mixed-Use Development

ING Clarion Partners L.L.C. has joined with Flagstone Property Group on the previously announced $600 million development of Island Gardens, a luxury mixed-use property in Miami.


Located on Watson Island in Biscayne Bay on 10.5 acres of previously undeveloped land, Island Gardens (pictured) will be minutes away from Miami Beach and Downtown Miami. The project will include a 43-story building featuring the Shangri-La Hotel, Miami and fractional ownership luxury homes atop the Shangri-La Hotel, which will be known as The Residences at Island Gardens. Additionally, the project will also feature a 29-story business hotel/resort, and the Super-Yacht Harbour, the only marina under development in North America exclusively designed to accommodate mega-yachts up to more than 300 feet in length;

Groundbreaking for the project is 2008, with expected completion in 2010.

Island Gardens is the latest in a run of mixed-use development in South Florida.


Oct 16, CPN reported construction started for the $1 billion Park Square at Doral, a mixed-use project in the city of Doral just 12 miles from downtown Miami. Park Square will occupy a 51-acre parcel with 1,000 residential units, including 585 condos and lofts in mid-rise structures, 257 townhomes, and 61 carriage homes. 230,000 square feet of office space and a 130,000-square-foot retail portion are also included.

On Sept 10, CPN reported Beverly Hills-based Canyon Johnson Urban Fund and mFm Construction planned to build a $120 million 395-residence mixed-use development called Morrison in Miami’s Little Havana. The project will feature two 19-story residential towers atop a six-story parking garage and will include more than 30,000 square feet of retail and 34,000 square feet of office space.

ING Clarion is the U.S investment management arm of ING Real Estate, a global real estate company active in investment management, development and finance.

Flagstone Property Group is the U.S. property development entity of developer Mehmet Bayraktar.

I saw they opened up a sales office at Watson Island. Looks like they are moving forward with this. I wonder if they will be leaving the kids museum where it is?
