Yes, I totally agree with you.  If it isn't bad enough that it happens every weekend morning, they take the time to say that it's "just a false alarm" in English... twice... then they have to repeat it again in Spanish... twice... At that point, it's impossible to sleep in anymore!

 

However, if you think that is bad... 50 Biscayne is by far the worst building and should be avoided at all costs.  I will NEVER recommend anyone to live there ever again.  All of my friends who were in the building have left.  We have even contemplated a class action lawsuit, but I'm just glad we got the hell out of there last month.

 

1. Starting this year - when you move out, you will be charged a $200 move-out fee (has to be a cashier's check now, since a lot of people canceled their check including myself) on top of the elevator deposit.  What is the fee for you ask?  "To reserve the elevator."  However, this "move out fee" is not in your lease nor was it a policy when we arrived in '09.  I've heard of buildings doing this before, and I suppose it might make sense if it was actually TRUE.  This leads me to my second complaint...

 

2. When you move out, you don't get a reserved elevator that you pay for!  They tell you to use the padded elevator, which is accessible to EVERYONE!  If it isn't bad enough that we all have to move our shit in and out on TWO separate elevators, the first one isn't even reserved!  So while my roommate and I were hauling all of our crap to the elevators, we had to spend a considerable amount of time waiting for the right elevator to come to us.  This led to a lot of people stopping on our floor in the wrong elevator, and we'd have to consistently apologize to everyone because management was too lazy to program the elevators accordingly.  Then, if there were people in it we had to ask them to kindly switch elevators.  Just think of every trip you have to take on the elevator and how nerve wrecking this is!

 

3. When we scheduled our move out, we were told we could bring our UHAUL directly into the loading dock... we get there and guess what?  There are not only 2 trucks in the loading dock, but an additional 3rd one behind them.  All 3 were maintenance trucks working in the building.  We had absolutely NOWHERE to park our truck and were forced to keep it in the middle of the street for almost 2 hours, which delayed our move out considerably.  We spoke to Wendy, who was not helpful at all.  She told us that they "made the mistake of double booking" (You mean, triple booking?) and that they were unaware of where the maintenance crews were.  Problem was, our scheduled move-in at our new building was in the afternoon... we didn't arrive at our new building until 4PM and were almost not allowed to move-in because 50 Biscayne screwed our move-out!

 

This is just the move-out that was a headache.  Here are some other reasons to HATE 50 Biscayne:

 

4. Between the management, valet, and front desk, there is ZERO accountability whatsoever.  Most of the guys working security and at the front desk are actually VERY GOOD.  The valet attendants have improved over the years.  However, the management office is the worst management team I have ever seen.  They constantly have turnover and if you ever have any type of complaint, they try to put the responsibility on either the front desk or valet.  They are all scum.

 

5. One of the valet attendants clearly backed into my vehicle, which was parked in the parking garage.  Now, to be fair I can't 100% prove this but considering the dent looks like the back-right side of a vehicle and the spot next to mine (on the left) is for valet, I think it's a fair assumption.  They do not have ANY cameras inside the parking garage.  I spoke to Israel, who is in charge of the valet and actually one of the few competent people in the building, who told me to speak with management.  I spoke with management, who made me fill out some forms and said they'd "get back to me."  They never got back to me and I have almost $1,000 of car damage that needs to be repaired... all because the building failed to put in security cameras within the parking garage, as 99% of other buildings do.  YOUR CAR IS NOT SAFE IN THAT GARAGE.

 

6. Our friends, who were renting a developer-owned unit, were forced to move out of their apartment.  Get this... the building was forcing them to pay the $200 move-out fee as well!  How can you force a tenant out and then charge them for it?  What???  On top of that, the unit they lived in had a filthy carpet.  The building offered to replace the carpet prior to their move-in, but our friends wanted to keep the carpets because they had a dog.  They agreed to keep the carpet and have it replaced by 50 Biscayne after they move-out.  This was in writing, within their lease.  Then, after they moved out, 50 Biscayne attempted to rob them of their entire deposit saying that they were responsible for the carpet.  They are STILL fighting for their deposit back.  Unreal.

 

7. The garage is frequently "full" yet I parked on the 9th floor and for the year and a half that we lived there, there was NEVER, remotely near 100% capacity.  Ever.  If you want guests to come over, you have to check and see if there's valet availability... especially on the holidays.  This is a common problem in Miami, but still worth noting.

 

8. Prior to moving in, the agent who worked with us told us we would get "free wireless internet throughout the building, including the pool area."  Little did we know that after we moved in, we'd have to buy our own wireless router.  That agent is no longer working for Condo Lease Finder... surprise, surprise.

 

9. During our walkthrough after we were completely moved out, the "agent" who came up wasn't certified, he was actually just a maintenance worker in the building.  He arrived almost an hour late and couldn't even speak English.  As if all the above wasn't enough, it was as if they were purposely giving us one last "F You!" before we left.

 

If you're interested, we moved into the 1800 Club which is not that far away from 50 Biscayne.  It's quieter and the people here are generally nicer.  Only downside is that the amenities are not as nice.  There's no doubt that 50 is a beautiful building with great amenities, but none of that is worth a damn thing considering all of the above.

 

50 Biscayne: Beautiful building, hideous management.  Get out while you can.

I can see you have made your homework.
I totally agreed with you that the big problem with 50B is the lousely management and the extra fees, and that is why I don´t move out, because is a problem that can be fix .
I saw many apartments before moving in and I really like the location and the amenities of 50B, so I hope that someday soon this problems will be solved.
But I will like to hear from my neighbors and perhaps we can join and together file a complain to the Administration.

Wow!  The new $200 "moving fee" is really bordering on EXTORTION.  They should at least grandfather-in the old renters (who moved in prior to the existence of the fee and didn't get to vote on the implementation of the fee) to allow them to move out without paying the fee. 

 

I wonder if my landlord might be legally obligated to pay this fee instead?  I never agreed to this fee because, and my landlord was the only one who had a say in the matter.  Seems only fair that they pay it, right?

HI, I just came back from a meeting with the assistant administration, she told me they are working at this moment to fix the fire alarm problem.

So, I have faith that this issue will be resolve very soon.

I heard the same about the fire alarm.  The alarm and announcements should only sound 1 floor above and 1 floor below the floor where the alarm was triggered.  Currently the announcements are sent to sound on all floors which is really annoying.  Hopefully this will be fixed soon.

I just moved to 50 Biscayne and I have not heard any alarms. Are they still going off? I see the last comment was on April 28th and today is June 8th, so this maybe old news. Any info would be greatly appreciated. Thanks.
