**BREAKING NEWS** 50 Biscayne might do away with all 2nd car parking!

At 50 Biscayne I heard it first hand that the property management company is looking at not allowing any unit, owned or rented to have more then one parking space at all. This means that if you are currently paying the extra $100 per month for on-sight parking that the valet would park for you; that might be going away. The valet company is possibly looking at working out a deal with one of the near by garages. I was also told that one of the garages charges something like $185 per month for a spot.

**THIS IS NOT OFFICIAL** I heard that no official emails had been sent but Condo Lease Finder at 50 was informed that this MIGHT be something coming soon.

That would really suck, especially for the 2 and 3 bedroom units which would need more than 1 parking space in most cases.

It wouldn't surprise me if they do this since the building has an actual ratio of 1.5 parking spaces per unit. Giving an extra valet parking space per unit and still having available spots for guests just doesn't add up.
So I heard they decided to raise the extra valet parking space rate from $100 to $200 effective November 1st.
WHAT!! Thats insane! They will have the highest cost for the buildings around there. Ok, well that causes me to look else where for a place to park.
Well there you have it! $200/mo. for parking. That's $2,400/yr. That hurts!
The root of the issue is from the parking to unit ratio enforced by the city of Miami. The developers built with minimum requirements. I think the ratio is like 1.5 parking spaces per unit, but this includes the extra valet and guest parking spots. If you do the math it doesn't make sense since there's 2 and 3 bedroom units in the buildings that would normally require multiple parking spaces.

At one point every unit had an extra valet parking spot that was free, but once the building filled up they started (1) charging for it and (2) then they raised the prices to $200/mo. ($2,400/yr.).... painful.
