"MDM has begun construction on Met 2, its office and hotel phase that includes a 1,450-space garage. The 750,000-square-foot office building has the law firm Greenberg Traurig as its anchor tenant.
Met 2 also will feature a 358-room hotel with two Marriott hotel brands. Marquis will have 313 rooms, with luxury flag Hotels Beaux Arts serving 45 suites. Construction is expected to be completed by October 2010."

Miami's Met 2 lands Deloitte as tenant

The $1 billion Metropolitan Miami project in downtown Miami has signed international professional services firm Deloitte LLP to a 12-year lease.
The accounting firm will occupy 50,000 square feet in the 750,000-square-foot Class A office tower, joining law firm Greenberg Traurig in the project’s Met 2 tower. The law firm signed a 15-year lease last year for 150,000 square feet.
The terms of the deal were not released.
Jack Lowell, Flagler Real Estate Services vice president, represented Metropolitan Miami in the transaction. CB Richard Ellis’ Chris Coots represented Deloitte.
“We are delighted to add such a prestigious tenant to the roster of businesses calling Met 2 home,” said Tim Weller, VP of developer MDM Development. “A signature organization such as Deloitte moving to Metropolitan Miami furthers the area’s development as the true epicenter of downtown Miami, and will clearly be a great asset to the market.”
Deloitte’s announcement comes as Brickell Financial Centre, another Class A office tower now under construction, loses its anchor tenant. Law firm Bilzin Sumberg Baena Price & Axelrod LLP and developers of the upscale office tower now rising on Brickell Avenue have agreed to cancel the law firm’s lease on 115,000 square feet, Bilzin Sumberg’s top executive told the Business Journal on Thursday.
The Met Miami project will also be home to the first JW Marriott Marquis-branded Marriott hotel and the first Hotel Beaux Arts, Marriott International luxury group’s luxury hotel brand. Chef Daniel Boulud’s famous DB Bistro Moderne, currently located only in New York City and Vancouver, British Columbia, will also call Met Miami home.
Deloitte is to occupy the 34th and 35th floors of the building, at 333 S.E. Second Ave. It has a scheduled move-in date of June 2010.
Alan Kleber, senior director at Cushman & Wakefield, said the office market’s volatility and the state of the economy will open up opportunity for companies that are still looking for space like Bilzin Sumberg. Buildings will continue to compete aggressively for potential tenants that have the financial wherewithal to relocate.
