<p>So I'm sure you've already heard about the new <a href="http://www.miamigov.com/trolley/" target="_blank">Miami Trolley</a>. The concept is pretty cool: Free transportation from Brickell to Omni and it runs every 15 minutes from 6:30am to 11pm Monday through Saturday (and on Sundays for special events).</p>

<p><span class="font-size-4"><strong>What to expect when riding the Miami Trolley...</strong></span></p>
<p></p>
<p>So I'm sure you've already heard about the new <a href="http://www.miamigov.com/trolley/" target="_blank">Miami Trolley</a>. The concept is pretty cool: Free transportation from Brickell to Omni and it runs every 15 minutes from 6:30am to 11pm Monday through Saturday (and on Sundays for special events).</p>
<p></p>
<p>I live in Downtown Miami and work near the Performing Arts Center. Jumping in my SUV and driving down the parking garage to drive up another parking garage just a few blocks away seems less practical every day. So I decided to give the trolley a shot.</p>
<p></p>
<p>The first time I used it, I got lucky and it happened to be passing my building as I walked out. It must have been my lucky day. Every other time it has taken 20-30 minutes to come by (as opposed to the 15 minutes they claim). Wait a minute... it's a FREE service and I'm complaining? Well, it wouldn't be so bad to wait if it wasn't always blazing hot or raining in Miami.</p>
<p></p>
<p>Once you actually get on the trolley, it's a pretty nice experience. First off, it's brand new, clean, and comfortable. It is not as crowded as the metro mover, and the AC is nice and cold.</p>
<p><strong> </strong></p>
<p><span class="font-size-4"><strong>Great, but could be better...</strong></span></p>
<p></p>
<p>Some observations and suggestions on how the trolley would be much better:</p>
<ul>
<li>Most of the stops have benches, but no canopies. Stand out there for about 2 minutes waiting and you will be drenched in sweat. On the other hand, if it's raining you are out of luck unless you have an umbrella. <strong>Some shade would make the experience a whole lot better - rain or shine. Add some canopies to the trolley stops!</strong></li>
<li>The trolley typically takes a lot more than 15 minutes to come by. What if there was a way to know how long it will take for the next trolley to get to your stop? On my last trip to NYC, I was impressed how Google Maps was integrated with public transportation. It gives you estimated time for arrival and departure of buses and trains. <strong>What if we had a smartphone app that showed us where the trolleys were located on a map? Offer a free app or tie in to Google Maps!</strong></li>
</ul>
<p><strong> </strong></p>
<p>Overall the Miami Trolley is a great move to improving public transportation in Miami, but it could be better with some minor changes.</p>
<p></p>

<br/>Residents and officials longing to see downtown Miami transformed into the nexus of a bustling, 24-hour city are beginning to see a little
cooperation from the market.<br/><br/>Even as home prices have continued to drop across South Florida, downtown Miami -- the hub of the over-development that many believe sparked the housing market collapse -- seems poised for a comeback, a new study released by the Miami Downtown Development Authority shows.<div class="" id="storyBodyContent"><p><br/></p>
<p>The report found sales of downtown condos have accelerated during the first half of this year, and the inventory of empty new condos on the market is steadily declining. Prices are on the rise as well.</p>
<p><br/></p>
<p>In the first six months of this year, there were 1,933 units sold in Miami's downtown area, which stretches from Brickell north to Midtown and from I-95 east to Biscayne Bay. That's an increase of 110 percent over the first six months of 2009, when 919 units closed.</p>
<p><br/></p>
<p>"Downtown is an exciting place to be right now, with everything going on, and the report shows that people want to live downtown. They want to live in the heart of the city,'' said Leo Zabezhinsky, the DDA's manager of business development, real estate and research. Zabezhinsky moderated a downtown-themed discussion during the Greater Miami Chamber<br/> of Commerce's Real Estate Committee meeting on Tuesday.</p>
<p><br/></p>
<p>The average sales price of a downtown home was $356,100 in the first six months of the year, up about 16 percent from the first two quarters of 2009, when the average unit sold for $306,700. For comparison, existing condo prices across Miami-Dade County dropped about 9 percent between June 2009 and June 2010 to $128,800.</p>
<p><br/></p>
<p>The inventory of new, unsold condo units in the downtown area stood at an estimated 5,400 units as of June 30.</p>
<p><br/></p>
<p>About half of the unsold units in the downtown area are in the Brickell area. The Central Business District, bounded by NE Fifth Street on the north and the Miami River on the south, contains nearly a quarter of the remaining new condo units.</p>
<p><br/></p>
<p>At the current sales pace, downtown Miami's glut of new condos could be absorbed within the next 18 months, but there are a couple of caveats.</p>
<p><br/></p>
<p>First, the DDA's numbers do not include the 870 units at the completed Mint at Riverfront and Paramount Bay buildings, currently empty but set to begin sales in the near future. Secondly, much of the sales activity has been generated by investors, who are largely expected to unload these properties back onto the market once prices rise and the housing picture brightens.</p>
<p><br/></p>
<p>"Resale of investor-owned properties could continue for four or five years,'' said Craig Werley, president and owner of Focus Real Estate Advisors and one of the authors of the study.</p>
<p><br/></p>
<p>In the meantime, those hoping that an active rental market can spur the type of downtown renaissance longed for by a growing group of supporters are encouraged by an occupancy rate inching towards 75 percent. The DDA's report shows leasing activity up 14 percent in the first six months of the year compared to 2009, with average rent down about 1 percent, to $1,787.</p>
<p><br/></p>
<p>Another potential economic stimulator for the area, though still untested, is the arrival of the revamped Miami Heat team at downtown's AmericanAirlines Arena. With LeBron James, Chris Bosh and Dwyane Wade promising multiple championships, the effect on AAA's neighborhood could be transformative, said William Talbert III, president and CEO of the<br/> Greater Miami Convention and Visitors Bureau.</p>
<p><br/></p>
<p>"Just think about all the restaurants that are going to open up,'' he said. "You talk about a stimulus package -- that's one.''</p>
<p><br/></p>
<p>But a number of major issues still hinder Miami's downtown from rivaling some of the other metropolitan hubs like Chicago and New York, said Sharon Dresser, co-founder of High Street Retail USA in Midtown.</p>
<p><br/></p>
<p>The lack of flagship shopping destinations, inadequate public transportation between central downtown and areas like Midtown and the Design District and "real or perceived'' safety issues all need to be addressed, she said.</p>

<p>"If you want to do serious shopping, you have to leave the downtown area,'' she said.</p>

<br/><br/>Let that marinate. Any team in the league would have been thrilled to get either James or Dwyane Wade or Chris Bosh for maximum millions. But Riley got all three of them for South Florida. And discounted.<br/><br/>Absurd. Flabbergasting. Insane. The other team in Florida might have Magic in its name, but Miami has it in its front office. You know how Heat owner Micky Arison likes to give his luxury liners epic names like Miracle, Conquest, Victory and Splendor? Now he gets to cruise on Champion-ship. All aboard! Enjoy the view and the throwing of confetti and the all-you-can-beat buffet.<br/><br/>And how about the King bowing? After building this breathtaking monument to ego, after piling me-me-me upon more me-me-me to build a mountain of hype that has no precedent in sports, and after preparing to plant his flag atop it with a dramatic flourish in a ridiculous made-for-TV moment on ESPN at 9 p.m. tonight, James then makes a decision that was unselfish and humbling?<br/><br/>This had to be so very hard for him. And brave. He has crushed his hometown of Akron, going from the most beloved person in Ohio's history to its most despised with just a few words and a signature. But he just told you that he values winning above all else. Above ego and glory and brand and money and commercials and hometown and fans and comfort and fame. It is an unprecedented decision being made by a reigning two-time Most Valuable Player in his prime.<br/><br/>And Wade didn't merely welcome it or embrace it upon arrival. He's the one who made the whole thing happen by recruiting for Riley, one of the world's best basketball players happily turned into a gopher to get around tampering charges and put this plan into place several weeks ago in a way Riley couldn't.<br/><br/>Wade's role in this can't be overstated. He already brought one title to Miami by doing all the heavy lifting, and now he just put down the foundation for many more. Wade was taking out student loans to pay for diapers as a broke college kid at Marquette, and Arison and Riley took him away from all that. He just repaid his debt by handing over a couple of winning lottery tickets.<br/><br/>Those who worry about how this kind of ego can share ought to remember that Wade wished and worked for this. He has a champion's confidence and a host's grace, so he isn't threatened by James' taking over his house; rather, he has put out the finest linens and washed the towels and asked him to please stay for a few championships. They've already agreed to share big things like the city, the spotlight, the stage and the money. How hard is it going to be to share something as small as the basketball?<br/><br/>It isn't as easy to rebuild teams as quickly as Riley makes it look again and again. Washington and Golden State and Atlanta and the Clippers have been irrelevant for decades, plural. But Riley is a 9 p.m. made-for-TV announcement away from building something that has no precedent in basketball's history. It would be the most perfect thing we've seen in South Florida sports since 1972, when the Dolphins went a season without losing. Riley invented the coach-as-runway-model with his Armani packaging, and copyrighted the Showtime Lakers, and now he'd somehow be creating something with more buzz and glitz than even the Heat team with Shaquille O'Neal that he coached to the title.<br/><br/>Worried about chemistry? That isn't much of an issue in this sport. Ron Artest never fit on the Lakers, chucking from outside with his power game, and all he did was win the last game played last season. The only champion Heat team was a herky-jerky mix that had teammates arguing on the court in the first round of the playoffs. Ray Allen, Paul Pierce and Kevin Garnett were all The Man once, and it took them about three practices to learn how to share.<br/><br/>James, Wade and Bosh -- The Tri-nasty? The Beach Boyz? The Three Mi-egos? -- have figured out in their prime what it took Allen, Pierce and Garnett years of suffering to learn: It is easier to win with your legendary friend than it is to guard him.<br/><br/>Riley looks for inspiration in music and books, consulting generals and philosophers and poets, and he has an impressive library of persuasion he goes to in times of need. One of his most famous motivational speeches involved him dunking his manicured head into a big bucket of ice reserved for locker-room ankles. He was trying to show his players how much they should want winning, so he stayed under for an uncomfortable amount of time.
